dhk architects has unveiled proposals for an elegant new office development, 35 Lower Long, situated in Cape Town’s growing Foreshore precinct.
Designed for land owner Ellerine Brothers and developers Abland, the new tower replaces a lower building designed in the late eighties.
As one of the first of a cluster of taller buildings envisaged in a presently underdeveloped area that is rapidly emerging as Cape Town’s financial centre, the design of the building not only provides world class office space but aims to invigorate this part of the city, both on street level and within the greater city scape.
The sculptural building is characterised by dynamic glazed facades which extend seamlessly over the office and parking levels. New retail spaces animate the entire length of the street frontage, which sits on a busy pedestrian route across the city, breathing new life into the area. The wing-like glazing on the street-facing facades soars upwards past the chamfered corners of the building, creating a dynamic addition to the street and skyline.
The building will provide 13,470m² of premium office space and 334m 2 of retail, and will be completed early 2020.
